Brief Outline of our property & plans at TURIA, Pench National Park, Madhya Pradesh.
 
Pench National Park is situated in the Seoni District of Southern Madhya Pradesh. It is situated 90 Kms from Nagpur. (one & half hours drive). In 1992, Pench has been included under the umbrella of "Project Tiger" as the 19th Project Tiger Reserve.

The core area of the Park is 292.85 sq. km. and including buffer area the total area of the reserve is 757.86 sq. km. Animal population is healthy and steadily growing. Proximity, easy accessibility and growing interest in nature have made the area see heavy tourist inflow and it is only increasing.

Seasons:
October to January - Cold 3° to 16° C
February to March - Cool 16° C to 26° C
April to June - 26° to 42° C
July to September – Park closed (non wildlife tourists still come.)

Our Land: We hold 15 acres of land 2 km before the forest gate. It is at a very prime location. Taj (Baghwan) is 1 km away. Tuli (Tiger Corridor) is our back door neighbour and Moghli the oldest resort in Pench is our East side neighbor.

Main Development: We are already constructing 13+1 bungalows towards the back (South) side of the plot consuming 10 acres in the process. In the remaining 5 acres towards the front (North) side, we want to have a resort. Out of the area earmarked for the resort, half acre is next to the lake for common activities of the resort.

Other Development: We are already in the process of creating a big lake, suitable road network, extensive plantation, common recreational space next to the lake, rain water canals etc. on the property. A visit to the site will be extremely helpful.

Tie-up Concept: We are looking for a system through which the bungalows become a part of the resort. They should be maintained and let out to tourists by the resort and in return some monthly rent should be paid to the bungalow owner. Obviously, the owner has to be free to stay whenever he wishes for which a mutual understanding needs to be developed.
Legal Compliance: The entire 15 acres of Land has already been diverted for Non-agricultural purpose. We have also obtained necessary sanction from the Town and Country Planner, Chindwara, Madhya Pradesh for the entire layout. The construction has also been approved by the Gram Panchayat.
Other encouraging facts:
1.  The Nagpur-Khawasa route which is part of National Highway No. 7 is being converted into a 4 lane expressway. This will further reduce travel time.
2.  Pench is just 4-5 hours away from any city connected to Nagpur by air, including Mumbai, Delhi, Bangalore, Pune, Kolkata, Raipur etc.
3.  Baghwan (Taj) manages to market its rooms @ almost INR 30,000/- per person per night (jungle plan) and Tuli @ 10 to 16,000/-. Other resorts of any standing charge between 3000/- to 8000/-.
4. The inflow of foreign tourists is also on the rise and many tour operators are marketing Pench in the Bandhavgarh-Pench-Kanha circuit.
5.   As on 1st January, 2011, there are 13 tiger cubs of less than 1 year age in the Pench National Park.
6.  Non-wildlife Tourist also frequents the place due to close proximity to Nagpur, hence other attractions/activities will help.
The following can will help in a better understanding of our project:
1. Site Location Map:This shows the Nagpur-Jabalpur National Highway. The left turn at Khawasa, which is 80 km from Nagpur. 10 km of Jungle road from Khawasa to Turia where our land is. The forest gate which is 2 km further ahead.
2. 15 Acres Layout Plan:This is the layout plan of the entire 15 acres holding. The frontage on the main road is approx 600 RFT and on the side road it is approx. 1200 RFT. You will see in the plan that on the southern half of the land we have created a lake and a canal for overflow and around it we are making 12 bungalows for sale and 1 bungalow for our personal use. The Northern half is reserved for a resort. This area is just short of 7 acres. We have already planted more than 12,000 shrubs / trees and installed a drip irrigation system to ensure that the shrubs / trees survive and thrive.
3. Bungalow Plan and Elevation:This is the plan and elevation of a typical bungalow. Four of these are already under construction. Area of each bungalow is approx 3,500 sq.ft. The land with each bungalow is approx. ½ acre. There are 3 Bedrooms with attached toilets in each Bungalow. In addition, there are 2 common toilets allowing occupancy of the 2 living rooms also if needed. All bungalows will be fully furnished with complete landscaping, all furniture, all furnishings, all electricals, all electronics, equipped kitchen, show pieces, books etc. Literally everything. We are open to any kind of arrangement with any reputed group for the resort subject to mutual discussions. Tie-up Ideas are welcome and some of our ideas include the following:
1. Lease of Land only:We can lease out the land only.
2. Lease of Land and Building:We can construct the Building/s as per mutual agreement for the Resort and then enter into a lease arrangement for the land and building together. In this arrangement we will expect the leasee to do the interiors.
Note: In both above arrangements it will be essential that the bungalows are taken up on rent. Automatically approx. 25 to 30 rooms, fully furnished, will become available for the resort.
